How the calculator works

Draw, configure, and get an estimate in a few minutes. No CAD software, no spreadsheets, no installation.

  1. Draw your roof on the map

    Search your project address, then trace the roof perimeter with the polygon tool. Add drains, penetrations, curbs, and cutouts for skylights or courtyards. Edge lengths display in feet and inches as you draw.

  2. Configure your system

    Pick the membrane (TPO, EPDM, or PVC), thickness (45, 60, or 80 mil), attachment method (mechanically attached, fully adhered, induction-welded, or ballasted), insulation type, cover board, deck substrate, and FM wind rating (1-60 through 1-210).

  3. Generate your BOM estimate

    The calculator produces a categorized estimate — insulation fasteners and plates, membrane seam fasteners, bonding adhesive, termination bar, coverstrip, T-joint covers, and perimeter sheets — and shows live Essential Roofing Supply pricing on the items we stock.

  4. Save, share, or verify

    Save the project for later, share the estimate with your customer, or compare it against a licensed engineer's takeoff. Always route warranty-critical numbers through the manufacturer's technical services team before ordering materials.

Carlisle SynTec Systems

Sure-Weld TPO, Sure-Flex PVC, Sure-Seal EPDM, and Sure-Tough reinforced EPDM. Math defaults were informed by the publicly available Sure-Weld TPO Code Approval Guide (document 600163) and HP-X / HP-Xtra fastener-plate product data sheets.

Johns Manville (JM)

JM TPO, JM EPDM (reinforced and non-reinforced), JM PVC, and the JM FIT lines. Adhesive coverage, fastener density, and half-sheet handling were informed by JM's publicly posted technical bulletins T20-002, T20-003, T24-005, and T24-008.

Elevate (formerly Firestone Building Products)

UltraPly TPO, RubberGard EPDM, and Elevate PVC. Adhesive coverage uses Elevate's published 45 sf/gal finished rate; attachment guidance was informed by the public UltraPly Attachment Guide (doc 166874) and the RubberGard Design Guide.

Tremco

TremPly TPO single-ply system. General installation conventions were cross-referenced against Tremco's publicly available TPO Installation Manual for side-lap, end-lap, and perimeter securement practices.

IKO Commercial

IKO Innovi TPO single-ply system. Fastening and installation practices were cross-referenced against IKO's publicly available Single-Ply TPO Installation Manual and the 3-Part CSI Specification for mechanically attached TPO roofing.

Additional manufacturers

The Garland Company, BiTec (historically modified bitumen, now expanding into TPO single-ply), and other manufacturers' publicly available documentation may inform future updates to the calculator. If you work with a manufacturer not listed here and would like its defaults supported, email us — we'll consider adding it when we can locate authoritative public documentation.

Supported attachment methods: mechanically attached (in-seam fasteners and plates), fully adhered (bonding adhesive over insulation), induction-welded (e.g. RhinoBond / InvisiWeld plate systems), and ballasted (EPDM with min. 10 psf rounded gravel or 18 psf standard pavers per ANSI/SPRI RP-4).

What roof types does the calculator support?
Commercial low-slope single-ply membranes: TPO, EPDM, and PVC. Supported attachment methods include mechanically attached, fully adhered, induction-welded (e.g. RhinoBond, InvisiWeld), and ballasted EPDM. The calculator does not cover pitched-roof shingles, metal roofing, built-up bituminous systems, or modified-bitumen systems.
How accurate are the quantities the tool produces?
The tool produces estimates, not final quantities. Real-world variance of 5 to 15 percent is normal for commercial roofing takeoffs, and variance outside that range is possible. Always verify with a licensed engineer and the manufacturer's technical services team before ordering materials. Essential Roofing Supply makes no warranty of accuracy or fitness for purpose.
Can I use the calculator for customer bids and proposals?
You can use it as a starting point for planning, but you should not submit a bid based solely on this tool's output. Does the calculator work on mobile phones and tablets?
Yes. The planner is responsive and works on phones and tablets, though a larger screen makes polygon drawing and precise penetration placement easier.
Does Essential Roofing Supply sell the membrane shown in the BOM?
Essential Roofing Supply stocks commercial roofing hardware — insulation fasteners and plates, seam fasteners, termination bars, and accessories. Membrane rolls, bonding adhesive, and some specialty items appear in the calculator's output as "Membrane Needed (not sold by ERS)" so you have a complete project estimate and can source the balance from your preferred supplier.
What FM wind ratings does the calculator support?
FM 1-60 through FM 1-210 in 15-psf increments. The tool uses FM Global Data Sheet 1-28 zone geometry to compute field, perimeter, and corner fastener densities, including the post-2020 update that applies 0.6 × eave height for low-slope roofs (≤ 7°). Exact project-specific FM RoofNav assembly numbers must come from the manufacturer.
